If you have tried concealer, eye cream, more sleep, and at least one viral ice-roller, and your under-eyes still look tired, the product was probably never the problem. The cause was. Dark circles, hollows, puffiness, and crepey skin are four different conditions, and dark circles alone come in three types. Treat the wrong one and nothing changes.
Quick Summary: Under-eye concerns have distinct causes, and each has a different fix. At Banyan & Bamboo on South Lamar in Austin, TX: vascular dark circles respond to vascular laser treatment (from $75), pigmentary dark circles to IPL photofacial (from $400), hollow-driven shadows to tear trough filler, puffiness to Light Eyes Ultra PDRN (from $250) with erbium laser resurfacing for texture, and crepey skin to PDRN plus a retinoid eye cream. Your appointment begins with an assessment that identifies your cause, and the good faith exam is included.
Start Here: Three Tests to Find Your Type
You can narrow down your dark circle type at home in under a minute. Three tests, in order:
- The stretch test. Gently pull the under-eye skin sideways. If the color stays the same, it is pigment. If the color fades, it is vascular or structural.
- The flashlight test. Shine your phone light straight at your face. If the darkness disappears, it is a shadow cast by hollows or bags. If it stays, it is pigment or vascular.
- The morning test. Worse in the morning, when you are tired, or during allergy season points to vascular. Looks the same every day points to pigment or structural.
What each type looks like: pigmented circles read brown, tan, or black and are often genetic or sun-related. Vascular circles read blue, purple, or reddish through thin skin, and get worse with fatigue, allergies, dehydration, alcohol, or salt. Structural circles are shadows from tear trough hollows or bags, worse under overhead lighting. And if yours have been there since childhood or run in your family, you likely have a hereditary blend of all three, which is exactly why one product has never fixed them.
One caution worth stating plainly: one-sided swelling or darkness, or sudden onset with fatigue, can signal a medical issue such as allergies or anemia. See your doctor for that before you see us.
Vascular Dark Circles: Vascular Laser Treatment
When the skin under the eye is thin, the vessels beneath it read as a blue, purple, or reddish tint. No cream changes the vessels. Our vascular laser treatment uses a long-pulse Nd:YAG laser to target the visible vessels directly, from $75 per session. This is part of our new laser suite: consultations are open now, and first laser appointments begin the week of November 2. Treatments are performed by Brittany Cantu, AME, who brings more than 20 years of laser experience, under Medical Director Dr. David L. Sneed, DO.
Pigmentary Dark Circles: IPL Photofacial
Brown-toned darkness that moves when you stretch the skin is excess melanin, common with sun exposure and genetics. The fix is light-based: our IPL photofacial targets pigment so the body can clear it, from $400 for face and neck with spot treatments from $150. Daily SPF afterward is what keeps it from coming back, and we mean daily. Austin sun does not take winters off.
Hollows and Shadows: Tear Trough Filler
When volume under the lower lid thins with age, the trough deepens and light pools in it as a shadow. Concealer sits in it. The fix is structural: tear trough filler restores the volume so the shadow goes away. For deeper hollowing, we layer Sculptra beneath PDRN in our periorbital protocol, rebuilding the collagen scaffold while the skin quality improves above it. Brittany Cantu assesses which approach fits your anatomy before anything is injected.
Puffiness: PDRN, Resurfacing, and Lymphatic Support
Puffiness comes in two kinds. Fluid-related puffiness, the kind that is worse in the morning, responds to moving the stalled fluid: facial cupping is an upgrade you can select at booking on any facial on our menu, and facial lymphatic drainage massage is already built into the DiamondGlow facial and can be added to any facial that does not include it. For whole-body fluid retention, lymphatic drainage massage helps too, alongside the unglamorous fundamentals of sleep and hydration. Structural puffiness responds to treatment: Light Eyes Ultra PDRN (from $250) improves the tissue itself, and erbium laser resurfacing tightens texture and laxity for more advanced cases.
Crepey Skin and Fine Lines: PDRN Plus a Retinoid
Crepiness is collagen loss in skin that was thin to begin with. In the treatment room, Light Eyes Ultra delivers PDRN by mesotherapy to regenerate the periorbital tissue. At home, the under-eye needs a retinoid it can actually tolerate: we recommend skinbetter science EyeMax, an AlphaRet overnight eye cream that is potent but gentle enough for this area. The pairing works because one rebuilds from inside the skin and the other keeps collagen production turned on between visits.
The Home Routine: Morning and Night
Two products cover the under-eye day shift and night shift. Mornings, we recommend skinbetter science Interfuse Eye: a peptide-rich formula with caffeine that smooths fine lines, reduces morning puffiness, brightens dark circles, and hydrates. Nights belong to EyeMax, the AlphaRet overnight cream that keeps collagen production working while you sleep. Both are available at the spa, and we match them to your treatment plan so home care reinforces what we do in the room.
The Part Nobody Wants to Hear: Lifestyle Still Counts
No treatment outruns chronic short sleep, dehydration, or unprotected sun. The under-eye is the first place all three show up. Seven hours or more of sleep, steady water intake, and daily SPF protect whatever you invest in the treatment room. We will tell you this at your appointment too, kindly, and then we will help with the parts that lifestyle cannot fix.
Most Under-Eyes Need a Combination
Matching treatment to cause is the expert consensus for under-eye care, and it is how we build every plan. In practice, most patients combine two approaches: IPL plus PDRN for pigment with crepiness, or filler plus Light Eyes Ultra for hollows with thin skin. Light Eyes Ultra is also designed to ride along with treatments you already book, including an injectables appointment, the Mermaid Facial, the Mermaid Lift, or a classic microneedling session. One visit, one plan, and the good faith exam is built in, so there is no separate consultation to book.
Frequently Asked Questions About Under-Eye Treatment
What is the best treatment for dark circles in Austin?
It depends on the cause. Pigmentary dark circles respond to IPL photofacial (from $400). Vascular dark circles respond to vascular laser treatment (from $75). Shadowing from hollowness responds to tear trough filler. Skin-quality darkness responds to Light Eyes Ultra PDRN (from $250). At Banyan & Bamboo in Austin, your appointment starts with an assessment that identifies which type you have.
How do I know if my dark circles are vascular, pigmentary, or structural?
Three quick home tests narrow it down. Stretch the under-eye skin sideways: if the color stays, it is pigment; if it fades, it is vascular or structural. Shine your phone flashlight straight at your face: if the darkness disappears, it is a shadow from hollowing. Check the mirror in the morning: darkness that is worse when you are tired or allergic is usually vascular. Circles present since childhood are usually a hereditary blend, and an in-person assessment confirms the mix.
Does under-eye filler fix dark circles?
Only when the darkness is a shadow caused by hollowing. Filler restores the volume so light stops pooling in the trough. Filler does not treat pigment or visible vessels, which is why we match the treatment to the cause instead of defaulting to filler.
What helps under-eye puffiness?
For fluid-related morning puffiness, a caffeine eye cream helps: we recommend skinbetter science Interfuse Eye, a peptide and caffeine formula made for morning use. In the treatment room, facial cupping is an upgrade you can add to any facial at booking, and facial lymphatic drainage massage comes built into the DiamondGlow facial. For structural puffiness, we use Light Eyes Ultra PDRN and, for texture and laxity, erbium laser resurfacing. An assessment tells you which kind you have.
What does crepey under-eye skin need?
Collagen support. In the treatment room that means Light Eyes Ultra PDRN to regenerate the thin periorbital skin. At home it means a retinoid the eye area can tolerate: we recommend skinbetter science EyeMax, an AlphaRet overnight eye cream that is potent but gentle enough for the under-eye.
Can I treat more than one under-eye concern at once?
Yes, and most plans do. A common combination pairs Light Eyes Ultra with tear trough filler, or IPL with PDRN. Brittany Cantu sequences the plan at your appointment, and the good faith exam is built into the same visit.
